Lately, exercise using roller blade have become a trend and I am one of the victim who fall for this healthy trend. It start since last 3 weeks ago where my friend invited me to go to the town field to try roller blade and to my surprise, it was pretty fun. Although it is hurt when you felt on the floor, but I am still feel satisfy whenever I dash quickly from one point to another and after that night I am determined to own one pair of roller blade for myself. So my journey to seek for a quality but can be bought at low price roller blade began since then.

First, I ask my junior technician several question because he played roller blade since last year. I ask many things and he was very helpful in explaining to me about the brand,price and skills of roller blade. So without further ado, I search online about the brand, price and shop location. Usually the price would be around RM200 to RM300 which is quite expensive but due to my perseverance in finding the greatest deal, I managed to get the price about RM180 including postage but there is a catch where I need to order 6 pairs for me to have that price. That is pretty troublesome condition to me but I will try to find the other person who want to buy together with me.

After two weeks of searching to find similar buyer like me, I manage to gather 4 people which mean I am short of one person but due to my eagerness of not wanting to wait anymore, I just took my luck by ordering 1 extra pair and I planned to sell it through online. The delivery time was fast, today I order to them, tomorrow I receive the goods.

For the extra pair, I try to advertise it through FB but sadly there is no response. So I try to advertise it through other media which is Mudah.my and Alhamdulillah, I manage to find a buyer who was eager enough to buy this extra pair, he is willing to drive to my hometown which take him about 1 hour to get here just to buy a pair of roller blade. Alhamdulillah, last week was my birthday where 25 years ago was my first breath and from that day my life keep on evolving starts from my childhood moment to my teenage rebel period and right now as a young adult. So for this entry I just want to treat it as my diary where I want to write about my experience of celebrating my birthday from last year compare to this year. Next I want to list all the things that I want to do within next 5 years. Lastly, just a motivation word that I am currently try to apply in my life

Last year birthday celebration was totally the opposite situation from this year due to 2 reasons. First is the place and second is the people involve in it. For last year, I was in Japan due to my work commitment and at that time it was in Sakura Blossom period which was a very beautiful scenery. So the only person who was with me is just my coworker and my awesome Japanese supervisor Sone-san. For my present, I just bought my self a toy which is a "dashankuro" race car. 

Finally got a hand on this toy that I had wanted since I was 7 years old

On the other hand for this year, I am totally forgot when is my birthday until my mother wish to me and for my present, I bought my family a dinner at a fine restaurant. That was priceless compare to other present because family bonding is the most important for me.

Even I have hidden my birthday date since last year on facebook, my friend from my university year still remember my birthday and I am thankful for that because I know there is still friends who still concern about me even it is just a birthday date.

Enough of that, now lets move on to the list of things that I want to do within next 5 years:

Last year I decided to bought an apartment just for the sake of investment because I thought it is a good way to discipline myself from over spending my salary. I want to train myself to keep on saving as much as I can while I am being young and when I reach my 50's, I want the money do the work for me while I am sitting at home play with kids or go travel around the world making new friends. Finally, I managed to get one but my saving account was not big enough to pay for the down payment. So, I borrow some money from my parents and pay the money to the developer. Due to my lack of knowledge, I thought my job is done once I paid the down payment but actually it is only the beginning of my nightmare.

The first mistake that I did is just blindly follow what other people told me. The first thing that I should is gather as much as I can the knowledge about the step in purchasing a house and applying loan. Other than that I need to know the hidden charges that I may need to pay to proceed with my purchasing.

Second, I have not prepare enough money to pay all the items related to my purchase. My saving account money was not big enough to cover 20% of the house value.  Lastly, I need to know my limitation in applying loan based on my paycheck and must have good financial history.

For those of you who wanted to buy a house no matter it is just a terrace, semi-detach or bungalow, here are the things you need to know, things you need to prepare, and lastly things you need to do in order to successfully bought a house without feeling regret at the end of the day.

Let's take an example where the House price is RM 200,000.00

Things you need to know:

1. Which bank give you the lowest interest rate.

- The higher the interest rate means that the amount you need to pay to the bank each month will become bigger which make you lose more than pay to other bank who has lower interest.

2. What are the hidden fees that you need to pay

- There are 2 items that are compulsory for you to pay which are The Sales and Purchase Agreement Cost (stamp duty and legal fees) and Loan Documentation Cost. Total of this cost is about 4% of house value. So, 4% of house value is RM 8000.00 

- Another compulsory item to pay is to the Valuator. This brings about 0.3% of the house value

- Another fee is depend on the developer which is the Real Estate agent fee which brings about 3% of house value

So, if I accumulate all the hidden fee that you need to pay, maximum it could be is about 10% of the house value that you need to prepare beforehand.

3. The amount of loan you can easily get.

- You can get this info by going to the respective bank that you are interested or you can just search google about this.

4. How much money you are willing to sacrifice each month to pay the loan.

- Let say you are willing to pay RM 1000 each month, then you can use this calculation,

RM 1000 x 200 = RM 200,000

which mean you can bought any house that has value lower than RM 200,000.

Things you need to prepare:

1. Your saving account must have enough for you to pay the down payment and also another extra 10% of the house value. This money is for you to pay the hidden charge. If your loan is approved at 85%, then the amount of money in your saving account must be at minimum 25% of the house value where 15% will be used for down payment and another 10% is for all the hidden fees.

2. Time. This is important because you may need to go back and forth either to the bank or to the developer or to the lawyer's office to sign the paperwork.

Things you need to do:

1. Compare the interest rate for each bank that you plan on applying for a loan.

2. Make sure your loan is approve first before you pay the down payment. This is biggest mistake I did was I pay the down payment first and apply for the loan later. This is actually the biggest risk that you should not do because if you did not mange to get a loan in no matter what condition, then the down payment money that you paid to the developer will be a waste.

3. Ask yourself whether you really want to buy that property or not. If you feel halfhearted and lack of confidence, then DO NOT PROCEED with the purchase because later, you are the one who need to pay the consequence not anyone else.

Last week was a hectic week for me where I need to monitor and troubleshoot client's plant in Japan because they want to make some changes on how the plant needs to be run. What makes it more challenging is that I need to do the program changes on the spot while the plant is running and the only things that I can rely is my technician on site to illustrate the problem that they are facing to me while I try to solve the problem from Malaysia. Alhamdulillah, everything had been taken care of and the plant was running smoothly.

Enough on boasting myself, actually for this entry I want to elaborate more about one of the most powerful method to be a very success person which is Law of Attraction through Visualization. You might be wondering what does this 'Visualization' really means. Is it the same as daydream which you usually do when you got nothing to do? or does this require you to sketch an image of you about what you want to be in future?

Both are partly correct but the actual meaning of visualization for this contexts is to imaging in your head while closing your eyes and start imagining what will happen to you or what you are going to do to achieve your goal. The most important things is that you need to believe 100% of it will happen to you sooner or later.

Let me gave you an example that actually happen to my colleague. Last three weeks, he post on his Facebook page about one product that he is trying to sell and luckily one of his friend text him to get more information about the product he sold. So, he give all the information and the price for the product to his friend.The first day after he gave all the information while sitting in his car, he tried to visualize that when he opened his Facebook page, there will be a notification and one of the notification is from his friend ordering 1 set of product that he give the detail off the day before. Later that day when he login into his Facebook account, the was nothing and not even a single notification or news from his friend. Next day, he tried the visualization process for the second time and there is still no result. On  the third day, he tried one more time and unfortunately there is still no feedback from his friend which make him to gave up on the visualization process. Then two weeks later, out of nowhere he received a phone call from his friend and receive an order which is 2 sets of the product. Without asking any more question, he just sell the product to his friend.

From this story, it shows that the visualization process works tremendously but only the effect takes time to happen. Next, about three years ago there was a time where I accidentally switch my television channel to Discovery Channel and it show a documentary about the power of human brain. It says that human brain is very powerful if you know how to manipulate it. A study by renown institute also was shown on that program which states that your brain will transmit a wave depend on your mood and determination. Let say if your mood is down and you do not feel like talking to anybody. So when you go to work, your brain will give a wave unconsciously to warn others to do not to talk to you. Magically, your colleague will not tried to talk to you the whole day. Quite a lousy example..my bad.

Although anything can happen if you earnestly set up your mind, but as a Muslim you shall not forget that everything happen is not only on its own but it is happen only after Allah permit it to occur. If Allah forbid it from occurring no matter how powerful is your brain, it will not give the result that you wanted.

Nevertheless of what happen to you, I pray to all of you so that you will be in peace and prosperity the entire time. Today I just want to share about how to improve your motivation by follow what the most successful people did to improve their motivation in achieving their dream.

The most important thing that you must set in yourself is your intention. You must buried your intention deep down in your heart so that in whatever you do, you will remember about it. Next, the intention that you have set in your heart must NOT be solely purpose for you but it must be set for the sake of mankind. What makes it different between success people and extraordinarily success people is the purpose of their intention.

Let's take Bill Gates for example here. After 5 years Microsoft had been established he had set his intention "I want in every single house, there will be at least one computer sitting on the table". From here, we can see that he wanted everyone to be able to access the information easily at the tip of their finger. 

Next, we take our famous martial arts actor Bruce Lee. 

"I, Bruce Lee, will be the first highest paid Oriental super star in the United States. In return, I will give the most exciting performances and render the best of quality in the capacity of an actor. Starting 1970 I will achieve world fame and from then onward till the end of 1980 I will have in my possession $10,000,000. I will live the way I please and achieve inner harmony and happiness.

Even he died four years after wrote this letter, he still succeed in achieving his dream and whats more interesting is that it exceed his goals where he gains more than 10,000,000 USD and had been considered the most famous Asian American Actor. Although his intention is for mankind, his retribution of effort also need to be done in such a way that it is equal with his dream. This is one of the knowledge that you need to absorb and practice.

There is also a video that I saw yesterday which states that "You reap what you sow" which means if you did not take any action, then there will be no outcome. On the other hand, if you work hard on it, surely you will get the outcome and even it can be more than what you can imagine. May Allah ease.

For the last example, I quoted from our prophet Muhammad P.B.U.H. hadith which is the first hadith from book of 40 Hadith.

"Actions are according to intentions, and everyone will get what was intended. Whoever migrates with an intention for Allah and His messenger, the migration will be for the sake of Allah and his Messenger. And whoever migrates for worldly gain or to marry a woman, then his migration will be for the sake of whatever he migrated for."

From this hadith, it states that if your intention is for Allah, then you will get Allah bless which you will earn his rewards but if your intention is other than Allah, then you will get it but you will not earn his rewards. So in whatever intention that you have decided, please fixed in your heart that it is for the sake of mankind and for Allah. May Allah ease your effort in achieving your dream.

Lastly, what I want to point out are

1. Your intention must be set for the sake of mankind benefit and Allah bless.

2. Your retribution of effort must be equivalence with your dream.

Praise be to Allah for making my mood today to be positive and I hope my positive energy can be transfer to you so that your motivation will be increase and become  a more productive person after you done reading this post.

For those who currently works as an employee either in government sector or private sector, laziness and lack of motivation surely make you to succumb to the gravitational force produce by only one layer of smelly blanket. It is excruciatingly hard for you to get out of the bed and surely if you're a Muslim, you Fajr prayer will be at the end of its time which probably will not be a quality prayer. So, now what I want to share is not how to get up early in the morning, but I just want to boost your motivation and consequently it will make you feel easy to wake up in the morning. Actually, this is kind a bit sway from the title but never mind, I'll try my best to stick to the main objective.

Nowadays, all middle class earner feels that the money they had is in their control but the truth is the other way round. How about the low class earner? surely they will be squeeze helplessly and just barely enough to keep on living. So, how to turn this situation upside down and what item you need to have so that you have the power to control the money? There is only one simple answer that everyone know but lack of solemnity to take which is the KNOWLEDGE.

Why does it is the most powerful item on earth? Because without knowledge, you can easily be trampled, cheat and mock due to your own stupidity. Here's an analogy for this situation, let say you want to buy a desktop or a laptop. Surely more or less you will look for information that you need to know such as the price of each component, how much budget you need to prepare, what performance do you expect from your item and many more. 

The reason you did your study is not just because you just want to know how the item look like but the reality is that you did not want the seller to trick you with higher price than usual or lower performance than you expected. With knowledge, you can easily see through the lies that the seller had set up for their own benefit and not just that, you can also help others by giving in your opinion if someone else need a support.

Next, how do you want to earn the knowledge? that was very easy because we human have our brain and intellect. You can identify that by yourself but let me classify on how you want to earn knowledge.

-Through reading

   You just need to keep on reading books or journal or whatever either online or offline. For me, I just pick the books that I want to read from my father's book shelve, He himself like to buy huge amount of books at one time and usually he just bought them when there is book festival like 'Big Bad Wolf'. For the genre, he like to buy motivational books because he need to keep on improving his networking. If you want to borrow books from me, just let me know. I can just steal from my father's shelves and give it to you.(Hehehe..I'm serious)

-Through those who have experience

   Try to take an initiative to talk to those who have succeed or more experience so that you will not make the same mistake that they had felt before. If you ask politely or treat them as friends, they also will treat you like friends. My boss use to say that, never be afraid to ask question that you do not know about even if you will be scold, because you will learn a lot by asking question to improve your own basic knowledge. When your basic knowledge is strong, the difficult and advance problem can be settle and maybe you can develop your own trick to easily solve it.

-Through your own experience

  This is a time consuming learning process because for every steps that you take, sometimes it will try to push you back to square one rather than push you forward but the lesson that you learn will be priceless. If you decided to take this approach, please set one thing in your heart first before anything else which is the determination to keep on standing back up again after each fall. If your determination is brittle and fragile, I suggest you to avoid this approach and just take above approach. This approach only suitable for those who are risk taker only.

You can choose any of these approaches you find suit for you and either way you just need to keep on improving your knowledge until you are confident with your knowledge. Please be remind, just focus only on one particular thing that you wanted to know and for example. marketing. So, you must try to learn as much as possible about marketing, then try to keep on develop improvement until your knowledge become the one that everyone else willing to pay to learn it from you.

For my schoolmate, we usually says this state is 'Moksha' state which means the most powerful person. Even the true meaning of this word is that your position is the same as god, but what I want to point out here is that keep on learning and develop your skills until no one else can beat the shit out of you. When you have beat your competitor, you can easily put the price for your product or service. From this point on wards, those who want to learn your knowledge surely willing to pay any amount that you demanded and that is the ultimate level of knowledge that you should have.

Actually, my idea for this entry was too many and if I continue to write, even until tomorrow it will not be done anf if I the time to write a new entry, I will write the second part for this topic. I think this type of entry is just nice for you to read and ponder about it and lastly, keep on seeking knowledge and keep on develop your skill until you reach "Moksha" level of knowledge.

For this week, I am going to share one knowledge that can be apply to all of those who are working either with government or private sector that earn fixed amount of wage on how to manage their salary by divided it into several part. This knowledge actually come from the books that I have been reading since early of this month. This knowledge is only applicable to those who are still single and for the married one, you can still use this knowledge but you may need to adjust some of the figure that I am going to share with according to your compatibility.

Usually within one week after receive your paycheck each month, almost 70%-80% of it had gone and you did not know when and where had it gone. So before you wasted your money, here's what you need to do to keep track your money flow and stay away from over spend. For this explanation, I will use the average salary for fresh graduated worker which is RM 2,000 after deducting EPF and Socso. What you need to do is you need to divide your salary into several portion or percentage. For me myself, I divided my salary into 7 portion which are

That is how you spend RM 2,000 efficiently without losing track where the money has lost to. All of these percentage are not fixed and you can modified it so that it can be suit to your situation. The most important thing is you must be discipline to follow your own percentage so that you will not over spend the money that you had been allocate.

Before I forgot, this is one thing to ponder where if you can use 1 month salary to support you for 2 month of living, then that's mean that you are over spend and you must reflect yourself and change it before it is too late.

From this day onward, I decided to share to all of you what I had learn from my weekly meeting with several peoples who are eager enough to achieve 6 digit income  within 2 or 3 years, may Allah ease. I had been attending this weekly meeting since the start of this year and I hope my determination will not fade and keep on continue until I had reach my goal. So if I have the time to share it using the this blog, I will try my best to deliver it as exact as the knowledge that I received.

So the first knowledge that I wanted to share is the 'Success  Formula' which can be apply in any aspect of our life, start from salary, to ideal body shape/ health and also to our worship towards Allah. The formula are very simple which is

S + A = O

S = SITUATION , A = ACTION , O = OUTCOME

Situation  is a constant environment which you do not have the power to change it while Action is the actual work that you can do to receive the O or outcome. Here's an analogy that I can give to improve your understanding. Let say there are 2 businessman that sell the same product. called Uncle A and Uncle B. At first, both starts their business  but the location of store for uncle A is in rural area while for uncle B the store is in town. As you can see the situation  for uncle A was pretty bad and I decided to give mark for uncle A is 2 points, while for uncle B the mark is 5 point.

Let say at the beginning for their own business, both give the same amount of work or in this case I denoted it as A=action. So both uncle get the same value which is 5 points. Now let's go through this formula:


At the beginning of their business, uncle B profit will be much higher than uncle A and he decided that it is enough for him to just stay maintain this way where as uncle A profit is much less and he was determined to keep on improving his work to keep his store much more well known. So after 2 years, due to improvement of each year that was did by uncle A to expand his business, his marks for Action now are 10 points whereas for uncle B it is still the same as 2 years ago and unfortunately his situation keep on decreasing due to competition from others which makes his situation, S= 3.

Again let's look at the formula

Wow, it February already. I thought I wanted to post 1 entry in January but I am too lazy to do that and unfortunately my weekends was always full of event. So this post is going to be the summary of January 2016.

1. I suffered Shingles for almost 3 weeks and right now the wound still wont heal completely. If you want to know how to recover fast from this virus, you just need to go to the pharmacy and request a cream for shingles. With these cream, within weeks the rash will dried up.
2. My own laptop had drown. Probably due to my carelessness, half of 1.5 liter bottle of water had been poured onto my lovely red laptop. To make in worst, the laptop was inside the bag and the bag act like a water tank where it store all the water and let my laptop drown in it for about 30 minutes. So I need to reassemble all the parts and dried them completely by wipe and sun bath for 2 days before assemble them back. Luckily it run fine just like before it drown.
